My sister was appointed trustee of a family trust by my mother (82, California). Currently, my mother is visiting here in Arizona. She has asked me to assist her to regain control over her assets (if any remain). From what I understand, my mother’s home was removed from the trust and put on the market for sale. In addition, my mother had approximately one million dollars in cash deposits. According to my mother, she has no money for expense or daily use. I purchased her airfare and she is asking me to help her unravel this matter. I first contacted the listing real estate agent who was not helpful. My sister does not take calls. My mother’s appearance suggests less than great grooming, health, and [possibly] necessary medical attention. I have been contacting (or attempting) every person, entity, office and agency I can think of. I have made little to zero progress this far. When, on occasion, I do make contact with someone who I think may be able to assist in any fashion, I hear the exact same word: "CIVIL" It may in fact be true that the only remedy for my mother is to hire an attorney to stop the sale of her home and hopefully learn if she has any money left. If I had the fund and the experience, certainly, I would move forward, However, that is not the case at the moment.. I need to find a solution and I need to tell my mother something, fairly soon. I just don’t know what that is going to be. Is there any information that I can obtain through this site? Thank you, David Duke, Phoenix, Arizona 602.391.1962

I live in Phoenix, Arizona. I rented a room in a home from a guy who told me he was the homeowner. He left a note for me stating that he was sorry, but he was being evicted.
I have since found out that he was renting the home himself. I have had NO contact with the property managers or owners. The original tenant has moved out of the state with some of his belongings and abandoned the home to me.
I have no idea how long I have before I am evicted or if I will just come home after work to find my things in the front yard.
As someone who is not on the lease but has established residence (keys to the place, furniture and belongings in home) what are my rights? Since I have never been notified by anyone, how long do I have in Arizona before I am forcibly evicted? Or will they be willing to let me live there at a reduced rate to just keep the place from being abandoned?
Thank you

Phoenix, Arizona: Based on 2007 criminal conviction statistics:
Illegal immigrants account for 34% of the drug convictions; 44% of forgery; 96% of smuggling; 85% of false ID; 50% of crimes related to “chop shops”; 36% of kidnappings; 21% of crimes committed with weapons; 13% of aggravated assaults; 13% of robberies; 13% of stolen cars; 10% of sex crimes; 11% of murders and 20% of the felony DUI convictions in the Phoenix area. Illegal immigrants make up 19 percent of those convicted of crimes in Maricopa County and 21 percent of those in county jails.
Illegal immigrants only make up an estimated 9 percent of the county’s population.
It is estimated that each violent crime cost citizens ,000, and each property crime cost citizens 63 per offense.
All the more a concern is research that finds the likelihood of an illegal immigrant being incarcerated grows with longer residence in the United States and that the U.S. born children (considered citizens) of illegal immigrants are dramatically more likely to be involved in crime than their illegal immigrant parents. For instance, native born Hispanic male high school dropouts are eleven times more likely to be incarcerated than their foreign born counterparts.

My boyfriends home does not have a phone line and recently he built a room on back of his parents house. We both want to install a home line in that room and we would like to know how much is the cost for one, and also how much would it cost in Phoenix, Arizona (if it makes it makes a difference).

Hey people,I currently live in Califonia but the economy is really bad. gas prices are high, home values are decreasing enormously, and the job market is at it’s worst! When an economy is like this the crime rate goes up.. I believe..
well…My main concern is not the homes. or the gas.. rather the jobs!! And the crime rate… I’m not doing so good here in California, so how is Phoenix, Arizona to live there, as far as jobs and is it a nice safe place to live in??Thanks!! please let me know as much info as you can…

I live in a house in california (worth over 500k).
Years ago I purchased a condo in Phoenix Arizona for investment property (have a 132k loan on it). It is now worth about 45k.
I just retired in June as a teacher and do get about 4k coming in a month.
I have been sick for the last few months and thought when I retired I wouldl get an easier job, but I can only work at home right now.
No credit card debt, but I NEED to get rid of the Arizona property (tenant lease is almost up/not paying, lots of problems). I am negative each month with that place.
I need help! If I did a short sale.. could the bank come after me and take my HOUSE? I have two separate loans, but both are with CHASE. I tried to do a short sale years ago, but I was "not qualified" because I was working and making too much money.
Need some advice, please.

I originally listed my house with what was comparable in my area per square footage, amenities, location, etc. However, I have dropped the price considerably because the market is so slow in the area (about an hour north of Phoenix, Arizona). Now that I have dropped it nearly 0K, I have it priced at 9,000. I received an offer yesterday for 5K. I countered with 9K. Does that sound reasonable? On my side of the counter, I have reduced this property to well below market and don’t want to have to reduce it again. However, I’m sure the buyer’s agent is saying "she’s desperate – ask this much and she’ll jump on it." Do you think my counter offer is fair?
