New Z06 vette stuck in the field ??????

My car was stolen from a parking building in phoenix. The police called me, they found it. I showed up and seen it in the field signed for it from the police. The police found it on a Indian reservation. It looked like they were doing over 150 (said police) It is 300ft out in a field of mud. I called a tow truck, but pulling on it makes it sink and dig up mud (just goes deeper) the tow truck guy gave up. I called my insurance, they said I already signed the property release so it is my problem. The farmer said the feild will be flooded for another 2 months. Unless I want to buy his crop? How do I get my car out?????
It is my fault. I dont want to bad mouth the insurance co. The police wouldve towed it out somehow, if not on a Indian reservation. Weird laws regarding stolen property and a reservation. But, your help is appreciated. It has been there acouple of days. I called a crane co. But, that would cost me 7000 . Any more ideas? need to get it quick. thx.

My plates and registration where suspended on an "inoperable" but registered vehicle I own.

Phoenix, or maybe the whole of Arizona, requires me to have current registration on all vehicles, running or not, located on my property if they can be seen from the street. And yet, the DMV (or MVD as it’s called here) suspended my plates and registration on one of the inoperable vehicles I own for lack of insurance coverage on said vehicle.

Am I required to insure inoperable vehicles? Furthermore, am I required to declare a vehicle as inoperable with the DMV or my insurance company? Is there a special type of registration required that I did not know about?

I’m looking at buying a foreclosed home.
If I can get it for say 160K with a 3% downpayment, let’s say I end up financing 160K, how much would my mortgage insurance be… this is near Phoenix, AZ.
The house if fixed up is worth well over 200k

Terms of recent refinance 2nd home in Phoenix said not able to rent out because it is a 2nd home. Got better terms as a 2nd home. The loan is complete and we are now making payments as per usual.
We now find we can’t afford it unrented. I f we rent we will need to switch it over to a rental insurance policy instead of a homeowners policy. Of course, the bank is on the policy and will get notice of any changes to that policy.
How likely they will cancel loan in this sort of scenario? Do they look that carefully?

Is $53K a year a decent salary in Phoenix, AZ?

I’m a 32 year old who works very hard. I have a bachelor’s in business, and I work in sales. My gross is k a year, but my take home after taxes, 401k, insurance, etc. is about 2800 a month. I am single and renting. I’m trying to save for a house. After bills are paid and I save ,000 a month for a house, I don’t have so much left over for entertainment and all, which leads me to the question-what if I DID have a 00 a month mortgage payment (00 a month doesn’t get much house these days, it’s bare minimum if you don’t want to be in the ghetto or 1.5 hours from work), and a kid? I’d go bankrupt! So that leads me to the question, what is a decent, livable wage these days for a family and be able to afford a decent midsize car, go on vacation, etc..? A lot of people at my work in my same position have a second house! I can’t even afford one!

I have a downstairs unit in Phoenix, AZ… Last week, the tenant in the unit above turned on the washing machine and left. It flooded for a long time, and police were called to knock down the door.

My condo was flooded (holes in the celing, walls hit) every room has damage. The water also hit four other condos.

I have insurance and everything will be fixed, BUT….

I know my condo will be ‘blacklisted’ (as my agent mentioned) because of so much water damage. If I try and sell it, I will need to disclose that it had so much damage.

What can I do about this? Shouldn’t the owner above be responsible? Though, i wouldn’t actually know how much I’d lose because of it.

Owne upstairs has no insurance, but HOA and MY insurance are fixing my condo. Not worried about repairs, but worried about the loss I will take when I try and sell.

Washing Machine sensor — Water Damage problem?

I am posting in this area hoping there is some sort of expert that can help.

I have a downstairs condo I own in Phoenix, AZ. I’ve had a great tenant for almost a year.

On Friday, the washing machine in the condo above mine overflowed and caused A LOT of water damage to my property and 4 others.

My condo is a complete mess, parts of the celing has holes, water is in every single room.

I don’t get how a washing machine can cause THIS much damage. I have never heard of a sensor not working that it would do this.. It hit a bunch of condos.

Can this happen? My insurance agent went out this morning, but when he knocked on the door upstairs nobody answered. The property manager is the one who told me on Friday that it was the washing machine.

HOA help — water damage — insurance claim.?

I own a downstairs condo in phoenix, but live in California. I rent out the condo.

last friday, the washing machine in the upstairs condo overflowed and flooded my condo and hit four others. A lady at HOA signed to have the repair work started (drying out.)

I filed a claim with my insuance. BUT!!

HOA told me on Tuesday I didn’t need to file a claim, they would take care of it. Yet, the owner upstars has no insurance.

So, today HOA tells me they will pay for everything to get repaird but not put in a new carpet or flooring.. They would also not cover any rental loss fees..

Does this mean I have to file a claim for the items HOA is not covering? I feel like I will end up having two things fix the condo, HOA and then the insuance company.

How can the HOA pick and choose what they will fix? I AM getting in writing what they will fix..

I don’t know why the lady at the HOA told me I didn’t have to file an insuance claim when she knew the HOA wouldn’t cover everything.

I own a downstairs unit in Phoenix, AZ (but live in California). I have had a great tenant for amost a year and she just signed a lease for another six months.

Last friday, the tenant in the condo Above mine turned on her washing machine and left. It overflowed and flooded my condo and four others were also hit. There is about k worth of damage to all the condos.

Owner upstairs doesn’t know if he has insurance. HOA had the police department break in when the water damage upstairs was happening since owner wasn’t home.

I filed with my insurance the same day, they told me I was covered for if my tenant was out for a couple of weeks and they would probably also pay the property management bills.

Talked to HOA yesterday who said THEY will pay for it and it will take a month to fix. It seems odd to me that HOA is actually agreeing to pay for this..

I doubt they will pay during the time my tenant has to move out. But I doubt my tenant will stay when it takes a month to fix.

Any tips? I think they will just pay for it to be fixed.. Don’t know what to do with other fees I will have (property management/loss of tenant).
