Buying a home in phoenix?

I want to purchase a home within the next couple of months with CASH. I can’t obtain a loan so I decided to just save up the $$

my questions are..

how are the taxes worked out when you buy with cash? Do you pay for the taxes on the property up front when you buy the home? Example: home price ,000 taxes ,000 would I need have ,000 or are the taxes paid later?

Second question if a home is listed for ,000 can I make an offer lower than this amount? Say like ,000?

Third, how long do short sales take typically with a cash offer?

fourth, if the site has the home listed for a certain amount is this the amount the bank had countered on a different offer & will accept or is this just an amount the listing agent is just throwing out there to attract buyers?

I want to know these things before hiring a realtor.. I don’t want to waste anyone’s time with buying a home if i don’t quite have all of my ducks in a row : )

I am looking for an accountant to do my taxes this year. I went to H & R Block last year and they wanted to charge me 2 to file my taxes. That is a ripoff. So I did my taxes using turbo tax last but this year I had a short sale and I really don’t know the tax ramifications of doing this short sale plus I don’t want to be audited as I am up to audit next month regarding last year’s taxes. Anyways I use Schedule C for my small business and the short sale was for my rental property so I guess that is Schedule E. Do you know anyone in Phoenix area that won’t charge a lot based on this information. How much would they charge? I need to know up front. I don’t want to be surprised. I need someone who is reliable and knows all the tax rules. Thanks

I want to start an international shipping business services, as a broker. This includes autos & cargo shipment via vessels to Middle East, africa etc… I live in phoenix, AZ and i wanna operate it from home. Our home in Phoenix, AZ was foreclosed and auctioned off to an investors group recently. The representatives that have come to speak to us initially said we could "sit tight" here for a little bit while the group contemplated what they were gonna do with the property yet if we were interested in staying in the home, they would accept us as tenants at the current market rental value for our area. They told us a few days later that the owners have decided they’d prefer to have us leave as soon as possible so they can get started with refreshing the property and reselling it instead and would be willing to let us sign a lease and pay for through the rest of this month, or help us contact salvation army or whatever community aid program to perhaps help us make the transition. Otherwise, they’ll have to begin the eviction process. I really just need someone who really knows what the current laws are to explain how these things usually go down and help me understand my rights and responsibilities. I am in dire financial stress presently trying to recover from an assault two yrs ago that has left me very unwell. My husband & I also have three kids aged 3-11 attending school and we’d really like them to finish the year here. Please help me make an informed decision. Should I bother pay us through the month? Or should I save what little money I have to put towards getting set up in the next place? Most importantly, how long can I push it staying before they can make us leave, and how do they make us leave? Thanks in advance for taking the time to consider my problem.

Any ideas on marketing my Phoenix home?

My hubby’s company is relocating us to Nevada & our lovely house has been on the market a month now without much interest. Our plan was to be fully moved before Summer but I’m beginning to think that might not happen. Any great marketing ideas out there? I already have a realtor approved by the relo company, it’s on the MLS & linked to all the major sites. Plus I posted on Zillow.com.

PHOENIX (AP) – Sheriff’s deputies raided two Sizzler steak house restaurants in Phoenix, arresting nine employees who are suspected of being illegal immigrants and using fraudulent documents to get jobs.
The Saturday raids were part of an investigation into whether the operators of the two Sizzler locations broke a civil law by knowingly hiring illegal immigrants.

The Maricopa County Sheriff’s Office says in a statement that it received a tip from a former Sizzler manager who claimed he had been fired for his refusal to hire employees without the proper documents.

A message left at one of the two restaurants wasn’t immediately returned Saturday afternoon. A manager at the other restaurant declined to provide his name and publicly comment on the raid.

My husband has been offered a job there. We’d be moving from Kansas and we have a one year old daughter.
How is the cost of living there? Cost of houses? Are there decent schools? Nicest/safest areas to live? Weather? Fun things to do & places to see?
