Getting certified with the ARIA?

This spring I will start giving lessons for Rising Phoenix Farms once the heated indoor arena is finished. I will also be the barn manager and basically run the place. We will be offering board "w/out required lessons" and horse training. We also offer trails to ride on on the property We will have 4 lesson horses. I teach mainly to 2nd level dressage and hunter. I have been riding for many years and have been teaching for a while and have held jobs as a trainer in TX and MI. I have trained many many horses of a variety of breeds and feel that I am ready to run an entire facility and instruction program.

I also plan on bringing on an assistant for the western lesson program later on.

Will a heated arena enhance our marketability?
I am also thinking about getting my certification with the ARIA. I do not think it will teach me anything, but thought it may improve my marketability. It costs 0.00 to get it. Long time horse people know that a certification is not worth much, but new horse people may be comforted to know their instructor is certified, but tell me what you think about the certification?
The reason I say this Piaff is because instructors in my area look down on certification. I do not myself, but instructors I have used in the past have not had good things to say, but that could be just because they themselves are not certified, but it does not change the fact that many do not think certification hold much importance.
I also meant to say that I will be starting out getting my level one certification. This may not teach me much, but I want to have a better under standing of their testing format before I jump in head first. Then I will go up in my levels and I am sure I will be doing lots of learning in those areas.

Since, Mick Foley is not here and he will be leaving soon Foley has appointed a temporary GM for the night. The camera rolls to the right, and standing there is Christian. Teddy Long says that Christian will be running the show tonight. Christian thanks Teddy, and tells him to leave HIS office. Teddy bites his lip, and leaves. Christian grins. Camera zooms out, and there are boxes that have the “Property of Christian” written on them. Christian says that tonight on SmackDown, there will be repercussions and attitude adjustments. He says that he is not impressed with Christian’s little hissy fit. The power that was given to him has made him even more insane than usual. First, Christian thought he could become a 2xWorld Champ and now he thinks he can inside Punk’s head. Christian grabs the World Title and stares at it as we fade to black…

on drug and animal cruelty charges. He originally tried to barricade himself in bedroom but gave up when the SWAT team arrived. On Tuesday he was arrested for going 114 mph on a Phoenix freeway. His attorney said he had told DMX, (Earl Simmons) to expect such a raid. He had been working with Animal Control over issues with 12 Pit Bulls on his property, plus they dug up 3 buried dogs? After Michael Vick how could he have let this go this far? Does no one learn?

We have 3 fireplaces in my house… (yeah, it’s a big house). We’re in Phoenix, so we don’t really need to heat that often, but it does get chilly at night for a couple of months.
I have lots of wood on my property and we love heating with wood (we had a stove at the old place. ) I know that the best thing would be to install fireplace inserts, but I don’t have money for that right now. I know the doors help keep the draft out and they give you some control over the burning rate, but some sources I’ve read, say that fireplace doors can increase the efficiency of the fireplace by a lot. How is that possible? Don’t they block the heat from comming out?

Home Value Crisis, (military) What do we do?

I am hoping you can offer some help regarding our current situation. Let me preface this by saying that we are active duty military and are forced to move at other’s discretion. We bought our current home a little over a year ago in the Phoenix metro area. We were given orders to relocate and we did not want to lose money on renting a home, so we bought the cheapest house (a short-sale) we could find that would accommodate our family of 6. Now, we are facing orders to move again, soon. We purchased our home for about 200,000 and current market conditions place our current value around 35-40% less than what we owe. We have no problems making our payments, we budgeted well and did not buy beyond our means. However, what can we do? We do not have 70-80,000 to bring to the table if we sell for less than our home is worth. We are considering, when the time comes for us to move, to try a short-sale or let the property go into foreclosure. We are hoping since my name in not on the loan, only my husband’s credit will be affected and we can still purchase another home. Do you have any suggestions for individuals in this specific situation?
Just a note for some comments. Yes, we knew values were falling, that is why we thought we could get a good deal. Was it reasonable to think that the value was going to drop by 40% in one year? You may say yes, looking back now, but at the time, most average home buyers did not. As far as knowing we were not going to stay, you’re right; that’s why we put 10% down. We have always purchased homes when we relocate and either break even (boost to credit score for paid-in-full mortgage OR made money). So PLEASE do not say that people like me are to blame for your problems. We have exceptional credit, put 10% down, used traditional, institutional financing, and bought a home that was 20% below market value for close proximity comps at the time.

Typo Fixers Get Probation For Damaging Rare Sign

PHOENIX – When it comes to marking up historic signs, good grammar is a bad defense.

Two self-styled vigilantes against typos who defaced a more than 60-year-old, hand-painted sign at Grand Canyon National Park were sentenced to probation and banned from national parks for a year.

Jeff Deck and Benjamin Herson pleaded guilty Aug. 11 for the damage done March 28 at the park’s Desert View Watchtower. The sign was made by Mary Elizabeth Jane Colter, the architect who designed the rustic 1930s watchtower and other Grand Canyon-area landmarks.

Deck and Herson, both 28, toured the United States this spring, wiping out errors on government and private signs. They were interviewed by NPR and the Chicago Tribune, which called them "a pair of Kerouacs armed with Sharpies and erasers and righteous indignation."

An affidavit by National Park Service agent Christopher A. Smith said investigators learned of the vandalism from an Internet site operated by Deck on behalf of the Typo Eradication Advancement League, or TEAL.

Authorities said a diary written by Deck reported that while visiting the watchtower, he and Herson "discovered a hand-rendered sign inside that, I regret to report, contained a few errors."

The fiberboard sign has yellow lettering with a black background. Deck wrote that they used a marker to cover an erroneous apostrophe, put the apostrophe in its proper place with white-out and added a comma.

The misspelled word "emense" was not fixed, Deck wrote, because "I was reluctant to disfigure the sign any further. … Still, I think I shall be haunted by that perversity, emense, in my train-whistle-blighted dreams tonight."

Deck, of Somerville, Mass., and Herson, of Virginia Beach, Va., pleaded guilty to conspiracy to vandalize government property.

They were sentenced to a year’s probation, during which they cannot enter any national park or modify any public signs. They were also ordered to pay ,035 to repair the watchtower sign.

The TEAL Web site now has only this message — "Statement on the signage of our National Parks and public lands to come" — without a period.

With the housing market still in a slump, it is important to find a qualified person to handle a listing for anyone wanting to sell. Many people think they need to look for top realtors in Phoenix in order to get the most for their home. But it is sometimes hard to decide what makes these Realtors so great.

So it may be best to look into the steps a person can take to make their buying or selling experience a good one. When buying or selling it is important to remember it is a valid business transaction and should be treated like one. Do not allow emotion to rule the head when making the decisions necessary for the agreement.

Friends are great to have, if there’s one that happens to be a Realtor that could be a little sticky. While getting some sage advice, or a few tips on what to do is a wonderful thing, that’s as far as it should go. Trying to sell a house can be stressful and that does not bode well on friendships. It’s best to stay friends and find a new Realtor.

Really take the time to listen to what the agencies are offering when they give their presentations. It is a lot of work to shift through the number of companies and what they all have to say, but it is important. The one that is chosen should be able to provide the homeowner with the satisfaction of doing all the work necessary to make that sell.

Everyone thinks their property is the best on the block. Be reasonable about pricing it when the time comes. Just because someone will agree with what the first asking price is, does not mean that’s the best price. They are in the field every day and see what is selling and what’s not. They should be able to give a very good idea of what a home might sell for, take their word for it.

Open houses are great for the Realtor, but not necessarily the homeowners. While there may be a few houses that actually get sold from an open houses, that is not very often the case. These events are so the Realtor can find more prospective clientele to show other homes too, so don’t be fooled.

Selling a home can be very stressful. It is important to know that the agency that is listing the home is working hard to find a buyer. When the economy took a downturn, Phoenix was one of the hardest hit areas of the country. With the many job losses that happened during an over inflated housing industry, many foreclosures came on the market. Right now there are a great many number of houses for sale in Phoenix.

There are many homes available in the Phoenix real estate market as it has been hit hardest by many economy related factors. You can do a search and go with a Realtor or a general search online to find the many listings available. Some sites provide nearly direct access to MLS listings which is an inventory of currently listed houses with Realtors.

There are homes that are foreclosures that offer a great bargain price in this market. There are short sales that are a longer process if you do not mind waiting sometimes several months to get an answer. There are also owner owned homes that are not in a foreclosure or short sale status that have decent pricing.

Some homes are still high priced out there. Some of it depends on areas of Phoenix and if the owner knows the actual appraisal and worth of the home. There certainly are bargains though. Some homes are at a third of the price they once were at the top of the market a few years ago. Some may even be lower.

It is recommended to use a Realtor when buying a home to protect you. They are familiar with contracts, inspections and dealing with banks. They can also read through fine prints and help you to negotiate the best price for your home.

Since there are many homes listed that are very low priced in this market, some investors are able to come in and pay cash for a house. Some are doing remodeling and then putting renters in the home and waiting for the market to rebound. When the market improves, they will sell the house and make a nice profit.

One fallacy in pricing currently is judging prices based on top of the market during the bubble a few years ago. Everyone loves the potential for that type of pricing, but it is not realistic. Some homes are not sufficient to support the prices that were being paid. Consider the cost per square foot in comparison to other local houses as well as in other cities. A good Realtor will wade through the many issues and should give an honest opinion on the many houses for sale in Phoenix.
