Phoenix is a city whose time has come. The inner city is being restored, the university is moving downtown, and property values are on the rise. But we haven’t quite arrived. Any downtown metropolis worth its salt has a commuter rail system. Just look at New York, Chicago, Seattle, and San Francisco. Don’t leave Phoenix behind. Vote "Yes" for light rail.

Where is the young, fun, nice, middle class area of the Phoenix. I’m considering an opportunity in Phoenix and would like to look at home prices, but I can’t decide what community to consider. Is there a somewhat safe downtown area in any of the Phoenix area cites?

REAL ESTATE COMPANIES and bonds PLEASE HELP?

For instance I was thinking about Donald Trump since he keeps doing this with Real Estate and Hotels and this is like the third time his companies go broke and need restructuring anyway. So how hard is it say and is it hypothetically possible for say someone to start a real estate company and issue 10 million in bonds to buy cheap real estate in Phoenix for example and have the bonds backed buy the real estate assets, and then make them hybrid securities so that at a point in time the bondholders become stockholders and the company has an IPO. It seems this system works well as Trump has done it before–the good news for his is that while he has to give a large portion of his company away he still gets to keep millions in stock, he is the CEO and the company haha pays him 2 million in a salary a year. Could a person like me do this? How does one startup a big Real Estate company like that and use investors money to buy it all? Are companies like Barclay JPMorgan helpful for this? Can someone explain all this to me? I get the general ideas but I need someone to fill in the gaps for how this works.

How do I know if I have a Non-Recourse Loan?

I live in California and need to have a condo in Phoenix, AZ foreclosed on. It has gone down 100k and I can’t afford it anymore.

Both California and Arizona have anti deficiency laws protecting me. I have talked to two lawyers (one in CA and one in AZ). They both say if my loan is a "non-recourse loan" I am protected.

How do I find out if it is? I have been going through my loan documents, but there is so much information there. I also called CHASE (my lendor), but the woman had NO CLUE what non-recourse meant.
I don’t want to call chase again because someone will probably know I want to foreclose.

I have not refinanced on this loan at all. (I did on my CA house during the 30 years I’ve lived here).

But before stopping payment on the mortgage for the Arizona COndo, I want to be 100% sure my loan is a non-recourse.

I HAVE refinanced on my house in California (that I live in) since moving in 30 years ago.

Are these loans kept separate? I just want to make sure that refinancing (before buying the AZ condo) on my own house won’t affect how the loan for AZ was taken out.

I’m from the East coast and have never even seen a scorpion or tarantula other than in a pet store or the zoo. I’ve heard that people can get them in their homes out in AZ. I’m moving to an apartment in North Phoenix. I suddenly became terrified of the possibility of finding one of them in my apartment.

What are the chances this would really happen? If it does happen, what do I do? I think I would freak out. Also, my cat loves to chase bugs and centipedes. Should I worry about her getting stung/bitten?

well…My main concern is not the homes. or the gas.. rather the jobs!! And the crime rate… I’m not doing so good here in California, so how is Phoenix, Arizona to live there, as far as jobs and is it a nice safe place to live in??Thanks!! please let me know as much info as you can…

Arizona Bound – Newspaper Options?

I would like to buy property in Arizona, and would like to get a better idea of the "local" happenings that make the daily news. That said I have decided to get an Arizona paper delivered to me.

I am looking at Phoenix, but am also considering Mesa and Tempe. What I want is a general Arizona paper if there is one (for example where I live in God-awful Virginia, DC/VA/MD residents use the Washington Post, as it covers the news for all three places because there are relatively close.

So I need an idea about what’s the best paper to get delivered (If I need a get a few that’s fine but no more than 3). I will also be going out to AZ several times this year but it will be few and far between.

Is Jimmie Johnson's best track the Phoenix Raceway?

He is good at lots of tracks, but has four wins and an average finish of under 5 at Phoenix. Seems like he is at home on this flat track. Or is there another track where he is even better?
