There’s one villain that has slipped notice: how illegal immigration, crime-enabling banks and open-borders Bush policies fueled the mortgage crisis. It’s no coincidence that the areas hardest hit by the foreclosure wave – Loudoun County, Va., California’s Inland Empire, Stockton and San Joaquin Valley, and Las Vegas and Phoenix – also happen to be some of the nation’s largest illegal alien sanctuaries. Half of the mortgages to Hispanics are subprime. A quarter of all those subprime loans are in default and foreclosure.
Regional reports across the country have decried the subprime meltdown’s impact on illegal-immigrant "victims." A July report showed that in seven of the 10 metro areas with the highest foreclosure rates, Hispanics were at least one-third of the population; in two of those areas – Merced and Salinas-Monterey, Calif. – Hispanics comprised half the population. The National Council of La Raza and its Development Fund have received millions in federal funds to "counsel" their constituents on obtaining mortgages with little to no money down; the group almost succeeded in attaching a million earmark for itself in one of the housing bills passed this spring.
The Washington Post noted in 2005: "Hispanics, the nation’s fastest-growing major ethnic or racial group, have been courted aggressively by real-estate agents, mortgage brokers and programs for first-time buyers that offer help with closing costs. Ads proclaim: "Sin verificacion de ingresos! Sin verificacion de documento!" – which loosely translates as, ‘Income tax forms are not required, nor are immigration papers.’ "
Fraudsters also have engaged in house-flipping rings using illegal aliens as straw buyers. Among many examples the FBI cites: a conspiracy in Las Vegas involving a former Nevada First Residential Mortgage Company branch manager who directed loan officers and processors in the origination of 233 fraudulent Federal Housing Authority loans valued at over million. The defrauders made and submitted false employment and income documentation for borrowers; most were illegal immigrants from Mexico. To date, the FBI reported, "Fifty-eight loans with a total value of .2 million have gone into default, with a loss to the Housing and Urban Development Department of over .9 million."
Thanks to lax Bush administration policies allowing illegal aliens to use "matricula consular cards" and taxpayer-identification numbers to open bank accounts, mortgage fraud has grown. Money-lenders still have no access to a verification system to check Social Security numbers before approving loans.
In an interview about rampant illegal-alien home-loan fraud, a spokeswoman for the US General Accounting Office told me five years ago: "Considering the size of Los Angeles, New York, Chicago, Houston and other large cities throughout the United States known to be inundated with illegal aliens, I don’t think the federal government is willing to expose this problem for financial reasons as well as for fear of political repercussions."

While offering credit cards to people who are here illegally and lack Social Security numbers, Bank of America has been offering checking accounts and even mortgages to illegal aliens for years. Lending giants Wells Fargo and Citibank are among those who have also extended home loans to illegal aliens.
In 2005, President of Immigration Matters Marti Dinerstein, angry over this practice, told CNN: “It’s institutionalizing illegality. Now there’s no distinction being made between the people that follow all the rules and those who break our laws by entering the country or overstaying their visas.”
An American cannot obtain a mortgage loan for a home unless he or she has government issued identification, established credit, and verifiable income. However, for several years, the banks have been giving mortgages to illegal aliens who lack all of these things.

Now they have a bailout so will illegal aliens ultimately benefit? Off our tax dollars?

I currently live in a suburb of Detroit, Mi called Farmington Hills, Mi. The community is very diverse and culturally stimulating. I have also lived in Southfield, Mi which is also very diverse & culturally stimulating. I would like some info from people who have relocated from the Southfield, Farmington, Farmington Hills or West Bloomfield,Michigan area to Arizona. Who could tell me where are there nice suburbs to live in the Arizona area Phoenix, Mesa, Lake Havasu – any other suggestions??? Not over the top expensive but nice, quiet, safe suburban neighborhoods – family oriented & friendly. I would like to rent a house. Is rental housing very expensive in the suburbs? Also any other advice on moving to Arizona & living there? I do not know anyone living there so I will be going it alone. Also are there any groups or clubs from former Michiganders who have relocated to Arizona where you can meet & socialize with while I make new friends in Arizona. THANKS, REGINA :)

60 yr old female buying an approximately <,000 single, detached home. No mortgage. I will have approximately <0,000 left (with very conservative interest). My only income is Social Security Disability. When I move, do I have to worry about the taxes on my home doubling, or tripling, over the next 10 years? Can I afford to live very modestly? I don’t go out to dinner or buy make-up, clothes, etc. My hobbies are "beginners" home repairs/refinishing. I own a recent-model car and live in an apt, although I have owned 2 homes in the past. I would sincerely like your advise/opinions.

I’ve heard of Oddessy House, Phoenix House, Bridge Back to life, Daytop and Seafield. I’ve also heard of Roosevelt hospital and Metropoilitain hospital, having 28-30 day detox programs. I was wondering if anyone has completed any of the programs and had good or bad things to say about it. Do you think it’s possible to quit cocaine as a serious abuser, on your own, with NA meetings, a therapist and religious services?

I keep hearing that the current housing market is 30% over priced. Should I wait to buy or jump in now?

I own a house in Phoenix, AZ the house is for sale. Its acutely a duplex it has been on the market for 5.5 months and its still not sold, the market is soft and the buyers are coming with unheard demands. So I decided to rent the house in the mean time and the house will be on the market for sale. I want to have a month to month rental agreement with 30 days notice. I got some people who applied buy they are section 8, I called the city and I was told that I need to sign one year. Please let me know if you had experience bad or good with tenants with section 8. I have a BBA in Finance and have been out of school for 5+ years now – after 2 layoffs in 2008 (commercial real estate industry) I’m considering going back to get my MBA. I’d like to hear about your experiences with online programs from actual universities (i.e. Univ. of Nebraska, Univ. of Tulsa, Florida State, etc.). I’m not considering schools like University of Phoenix or other online-only schools.

I’d like to go back to school in the physical sense, but I have a family and the time constraints make it impossible. Can I expect to gain as much from an online program as I would on campus? I know a large part of the experience is the contacts you gain from your study groups, etc. – any input?

Is $53K a year a decent salary in Phoenix, AZ?

I’m a 32 year old who works very hard. I have a bachelor’s in business, and I work in sales. My gross is k a year, but my take home after taxes, 401k, insurance, etc. is about 2800 a month. I am single and renting. I’m trying to save for a house. After bills are paid and I save ,000 a month for a house, I don’t have so much left over for entertainment and all, which leads me to the question-what if I DID have a 00 a month mortgage payment (00 a month doesn’t get much house these days, it’s bare minimum if you don’t want to be in the ghetto or 1.5 hours from work), and a kid? I’d go bankrupt! So that leads me to the question, what is a decent, livable wage these days for a family and be able to afford a decent midsize car, go on vacation, etc..? A lot of people at my work in my same position have a second house! I can’t even afford one!
